Project Description

The StoneGate Master Planned Community provides a 1,737-acre master planned community that incorporates a mix of uses and densities including residential, retail and industrial uses, schools, police and fire facilities, parks, trails and open space. StoneGate will provide access to northern Nevada’s vibrant outdoor lifestyle with common areas, ample open space, parks, and over eight miles of walkable trails for residents.

Lumos is responsible for all infrastructure planning and design including survey, transportation, drainage planning and mitigation, water and sewer plans. The twenty year master planned community will, when completed, be home to more than 5,000 single family and multi-family units, which includes a mix of housing types including apartments, townhomes and condominiums.

This master planned community has an estimated living capacity of over 12,000 residents based upon an assumed 2.4 capita per Estimated Resident per Unit (ERU). 

If the StoneGate Community was a City, based on residents, it would qualify as the 11th largest city – statewide.

With a community of this size, and the amount of infrastructure involved, coordination with outside agencies has become one of the major components of the project. Traffic impacts have dictated the eventual installation of a new DDI Interchange at White Springs Parkway and there are multiple occupancy permits on various utility and drainage projects. With such a large project to work with, we have coordinated an agreement with NDOT to improve permitting efficiency and fast track all permits going through the agency. Due to the extents of the project, coordination with UPRR for multiple on-site and off-site permits has also been necessary.

Due to the magnitude of this development, multi-agency coordination has been critical to the success of this project.
