In 2020, FISH acquired a 1.05-acre parcel on North Carson Street with the desire to construct an apartment complex and other multi-use commercial buildings. The Lumos Civil Engineering team was contracted to provide on-site civil design as well as off-site infrastructure design.
During the initial phase, we performed topographic/boundary surveys, a geotechnical investigation, and filed a reversion to acreage map to combine multiple parcels into a single site. Our site civil improvement plans included two separate 3-story apartment buildings, a 3-story commercial building, in addition to parking and pedestrian paths. On-site improvements included the demolition of an old motel, grading, paving, concrete sidewalks, driveways, striping, onsite drainage facilities, onsite utilities (water, storm, and sewer), and ADA access to the buildings.
Our team prepared design plans for the replacement and upsizing of water and sewer lines in the adjacent street to facilitate the development of the project. Lumos is performing construction assistance, staking, and testing as it is currently in construction.
