Truckee Canyon Properties is a 55-acre industrial subdivision in the Mustang area of Washoe County. The development includes a municipal water system, built by Truckee Canyon Properties but owned and operated by Washoe County Department of Water Resources. New development in the industrial park was stopped due to a significant change in fire flow requirements since the industrial property was initially built.
In 2007, Lumos was contracted by the three major landowners to conduct a preliminary design report to assess expanding the existing water system for the purpose of meeting fire flow requirements for future development. The report was submitted and approved by Washoe County Department of Water Resources. The landowners then contracted Lumos (Phase II) to design and permit the new infrastructure improvements, which included a 750,000-gallon storage tank, 6,500 LF of new transmission main, pressure reducing valve, new well and pumping system and discharge, booster pump station upgrades, expansion of a water treatment facility for arsenic and manganese, and upgrades to the SCADA system. Permitting for this project was extensive, including Right of Ways, Environmental Assessment, and Easements with the Bureau of Land Management, Bureau of Reclamation, Nevada Department of Transportation, City of Sparks, and Washoe County Department of Health and Building Department. The water system expansion made way for the immediate development of +170 acres; future improvements to the system should increase the developable land to 400 acres or more.
All parcels have individual septic systems. Lumos provided site planning (parcel and subdivision mapping) and infrastructure planning and design, including the road network, water system expansions, and drainage facilities. In addition, Lumos has participated in the planning and design of individual lots for development.
