This 55-acre industrial subdivision is composed of 14 developed parcels with uses that vary from a convenience store/gas station to a construction company office, shops, and freight/storage yards. Lumos provided site planning (parcel and subdivision mapping) and infrastructure planning and design, including the road network, water system expansions, and drainage facilities. In addition, we provided an Environmental Assessment (EA) of the impacts of a proposed pipeline on a portion of the site, and participated in the planning and design of individual lots for development. Currently, Lumos is engaged in a major expansion of the water system, which will include the construction of a 750,000-gallon water storage tank and approximately 6,500 LF of transmission/distribution water mains. This water system expansion will enable development of over 170 acres, and future system improvements could increase the developable land to over 400 acres.
