This project is a 27.6-acre, multi-family development located in Reno. Lumos provided a full range of services for this project, including ALTA/ASCM Survey, topographic survey, traffic engineering, geotechnical exploration and analysis, Phase I ESA, fault investigation, landscape architecture, civil engineering, water rights procurement, and mapping of the site. For the planning aspect, Lumos represented Aspen Heights on the approval process (Site Plan Submittal), managed the team members and outside consultants (traffic), coordinated water rights procurement, and organized and attended public meetings.
For Final Engineering, Lumos prepared precise grading plans, improvement plans, landscape plans and a Final Map that included terrain and grading modeling, hydrology and hydraulic analysis, earthwork calculations, retaining wall profiling, traffic analysis, utility (water, sewer, storm drain) design and profiling, erosion control plans, storm water prevention pollution plan (SWPPP) preparation,landscape design , specifications, engineering construction estimates, boundary, easement and lot line mapping, traverse calculations and boundary corner monumentation.
Additionally, Lumos worked with the Washoe County Parks Department, U.S. Forest Service and local Neighborhood Advisory Boards (NABs) to incorporate and improve the Keystone Canyon trail located adjacent to the project limits. Lumos is currently working to obtain approvals from the City of Reno and providing preliminary and final engineering, Lumos coordinated the permitting process with Truckee Meadows Water Authority, Washoe County Parks, U.S. Forest Service, Local NABs and the Nevada Department of Transportation.
